Common questions
How much can I borrow?
Most UK lenders offer between 4 and 4.5 times your annual household income, and some go up to 5.5 times for higher earners or certain professions. The final amount depends on your outgoings and credit history.
What is an Agreement in Principle?
An AIP (also called a Decision in Principle) is a lender's statement of how much it would probably lend you. It's based on a soft credit check and usually lasts 30 to 90 days.
How big a deposit do I need?
You can buy with a 5% deposit (95% loan to value), but rates usually improve at 90%, 85%, 75% and 60% LTV. The calculator above shows your LTV as you move the sliders.
How long does a mortgage take?
An application typically takes 2 to 4 weeks from submission to offer. Completing a purchase usually takes 8 to 12 weeks overall, depending on the chain and conveyancing.
